Legal regulations, duties of tenants and landlords

In which federal states is the installation of smoke detectors mandatory?

In Germany, all 16 federal states have a mandatory smoke detector requirement for residential buildings. The specific regulations vary depending on the federal state. In most states, smoke detectors are required in bedrooms, children's rooms, and hallways that serve as escape routes. New buildings must be equipped immediately, while existing buildings usually have a transition period.

Where must smoke detectors be installed according to the law?

Smoke detectors are legally required in bedrooms, children’s rooms, and hallways that serve as escape routes. In some federal states, the requirement also applies to living areas. Ideally, they should be installed in the center of the ceiling, at least 50 cm away from walls or furnishings.

Who is responsible for smoke detectors in rental apartments – the tenant or the landlord?

In most federal states, the owner or landlord is responsible for installing the smoke detectors. Depending on the state building regulations, the maintenance obligation may lie either with the owner or the tenant. Typically, the tenant is responsible for checking the functionality, unless the landlord has contractually arranged otherwise.

Is there a requirement for carbon monoxide detectors in Germany?

There is no nationwide requirement for carbon monoxide detectors in Germany. However, in some federal states their use is strongly recommended for certain installations, such as gas boilers, fireplaces, or heating stoves, and may be mandated by local regulations.

Technology, standards, functionality

Which standards must smoke detectors comply with?

In Europe, smoke detectors must comply with the EN 14604 standard. This standard specifies requirements for volume, detection time, and functional reliability. Certified devices are often additionally marked with the ‘Q label’ or the ‘VDS3131 label,’ which stand for extended quality testing and long service life. The underlying test specification (for both ‘Q’ and ‘VDS3131’) is vfdb 14-01. Our detectors in the Flori.Plus series are also certified according to vfdb 14-01 and are therefore of comparably high quality to detectors that carry the ‘Q’ or ‘VDS3131’ label.

Which standards must CO detectors comply with?

Which standards must CO detectors comply with?

What is the difference between smoke and CO detectors?

Smoke detectors detect visible fire smoke and provide warnings in case of fire – they must be installed on the ceiling in bedrooms, children’s rooms, and hallways (according to DIN 14676).
CO detectors, on the other hand, measure the invisible, odorless gas carbon monoxide (CO), which is produced during incomplete combustion, for example from fireplaces or gas boilers. They warn of the danger of poisoning, not of smoke. The ideal installation location for CO detectors is also the ceiling (according to DIN EN 50292).

We offer a product that reliably detects both smoke and carbon monoxide: our combined smoke and CO detector. This device combines two safety functions in one unit, continuously monitors the indoor air, and issues a warning whenever dangerous changes occur. With permanently installed batteries, a service life of ten years, and a five-year warranty, this detector is a durable and convenient solution for your home.

Installation locations, mounting, number of detectors

How many smoke detectors do I need for my apartment or house?

The number depends on the layout of the rooms. At least one detector is required in each bedroom, children’s room, and hallway. In multi-story buildings, at least one smoke detector should be installed on every floor. Large rooms or angled hallways may require additional devices.

In which rooms should a smoke detector be installed?

Smoke detectors are mandatory in bedrooms, children’s rooms, and hallways. Their use is also recommended in living rooms, home offices, and basements. In kitchens, a special heat detector or sensor-controlled detector should be used to avoid false alarms caused by cooking steam.

How is a smoke detector with a 10-year battery installed?

The smoke detector is installed in the center of the ceiling, ideally using screws and wall plugs. For devices with a 10-year battery, no battery replacement is required during their entire service life. After installation, the functionality of the detector should be tested using the test button.

Where should a CO detector be installed when using a gas heater or fireplace?

A carbon monoxide detector should be installed in the room containing the combustion appliance, mounted in the center of the ceiling according to DIN EN 50292 (identical to the installation requirements for smoke detectors), and positioned at least 1–3 meters from the source. In rooms without a combustion appliance, wall installation is possible, but ceiling installation in accordance with DIN EN 50292 is still preferred.

Can a CO detector also measure CO₂?

No, CO detectors are designed only for carbon monoxide (CO), not for carbon dioxide (CO₂). For CO₂, there are specialized air-quality or CO₂ measuring devices, which are often used for indoor air monitoring or ventilation control. A CO₂ detector must not be confused with a fire safety detector.

Where do I need to install the smoke detector?

According to the standard, smoke detectors must always be installed on the ceiling, as smoke rises and accumulates there first. The ideal position is in the center of the room, with at least 50 centimeters of distance from walls, lamps, or beams.

Where should I install the smoke detector if I have sloped ceilings?

In rooms with sloped ceilings, the smoke detector should be installed in the upper area of the ceiling, at least 50 to 100 centimeters below the ridge. This ensures that smoke is reliably detected and the alarm is triggered in time.

How many smoke detectors do I need in my apartment?

The number depends on the layout of the rooms. Smoke detectors are mandatory in bedrooms, children’s rooms, and hallways that serve as escape routes. For additional protection, installation is also recommended in living and work rooms.

Can I install smoke and CO detectors in the kitchen?

Caution is required in kitchens, as steam or cooking fumes can trigger false alarms. Instead of a smoke detector, a heat detector— which responds to rising temperatures—is recommended. A CO detector is only useful if there is a combustion appliance present (e.g., auxiliary stove, wood-burning stove).

Operation, service, maintenance, and service life

How often do I need to test smoke detectors?

The functionality should be checked at least once a year, but preferably every six months. To do this, press the test button on the device until the alarm sounds. Devices with a 10-year battery do not require a battery replacement, but regular function testing is still necessary.

How often should I replace the batteries in a smoke detector?

Standard batteries should be checked once a year and replaced if necessary. For models with long-life batteries, replacement is only required after about ten years—usually together with replacing the entire device, as the sensor's service life ends around the same time.

Do smoke and CO detectors need to be serviced regularly?

Yes, the functionality should be checked at least once a year. This includes a test alarm using the test button as well as checking whether the device is clean and undamaged (clean it if necessary). Regular maintenance ensures that your detectors operate reliably in an emergency.

Our detectors from the Flori.Plus series also include a cyclic self-test that automatically checks all important device functions and generates an acoustic/visual service notification if needed.

Can smoke detectors cause false alarms, and how can they be prevented?

Yes, false alarms can be caused by dust, insects, steam, or cooking fumes. Regular cleaning with a vacuum cleaner attachment and using suitable specialized detectors for kitchens or bathrooms help reduce the risk of false alarms.

How long do smoke and CO detectors last?

Both types of detectors have a limited service life of a maximum of ten years. After that, they should be replaced because the sensors lose sensitivity over time. You can find the manufacturing date on the underside of the device.

How do I properly dispose of old smoke and CO detectors?

Smoke detectors and CO detectors contain electronic components and batteries, so they must be disposed of as electronic waste. They can be dropped off free of charge at municipal collection points, recycling centers, or in some cases at retail stores.
